RENTAL BOOKING CONDITION

Booking deposit

To secure your booking a deposit of 25% of the total rental cost will be required once you have received confirmation of your booking. This deposit will be required within 5 working days.


Rental Payment

10 week prior to your arrival the balance must be paid in full. This ensures that we can make all the arrangement in preparing your holiday property. Should your booking be made within 10 weeks of your arrival the full amount of rental must be paid within 5 working days of receiving confirmation of your booking. Should payment not be received we reserve the right to cancel the booking and re-advertise the property


Contract

Once the deposit is paid this confirms that you have entered into a contract with SMART Property & Rental Management and your acceptance of our terms and conditions.


Cancellation of holiday

Should you wish to cancel your booking a written request must be made to our office by e-mail. There will be a cancellation charge, this will be calculated based on the number of weeks left to your arrival date. The closer to the arrival date the higher the cancellation cost. Should one or more parties wish to cancel the charge will be based on the price of their holiday only and will result the remaining passengers paying an increased cost. If you have holiday insurance this can be claimed directly from your insurance company.


Cancellation charges

70 - 43 days prior to your holiday 30% of the cost of your holiday or loss of booking deposit whichever is greater.

42 - 29 days prior to your holiday 50% of the cost of your holiday or loss of booking deposit whichever is greater.

28 - 22 days prior to your holiday 70% of the cost of your holiday.

21 - 15 days prior to your holiday 90% of the cost of your holiday.

14 - 0 days prior to your holiday 100% of the cost of your holiday.


Occupancy

Your accommodation will be available from 4.00 pm on day of arrival and must be vacated by 10.00 am on departure day. This time is required to ensure the property is ready for incoming guests. In some cases these times can be changed but you must contact us in advance to pre-arrange.


Party Size

Only the number of persons indicated on the booking must occupy the property. Property owners and SMART Property & Rental Management can refuse admittance if this is not observed.


Arrival

On arrival at your holiday home please familiarize yourself with the layout of the property and observe house rules. Identify any potential / hazards e.g. slippery surfaces etc. Please read the information sheet provided with your welcome pack.


Insurance & Safety

Holiday, personal and travel insurance is not included in your rental package we therefore recommend that all member of your holiday group have pre-arranged suitable insurance. The owner and SMART Property & Rental Management will not accept any responsibility for personal injury or accident however caused.


Breakages, Damage and Property Care

Please report to us any breakages or damage to the property. Leave the property in a clean and tidy state. You may be required to pay for any repairs, replacement of damaged goods or extra cleaning. Remember that these are private homes and we ask you to leave the property in a clean and tidy state.


Property Standards

All our properties are carefully selected and inspected to ensure high standards at all times. However items do break and maintenance maybe required so you may encounter maintenance staff during your stay. Please report any problem directly to us and we endeavour to have these attended to on the day reported. There is a 24 hour emergency helpline available.


Pools

Most are usually maintained and in commission from Easter to the end of October (although some are maintained year round) Sometimes pool equipment breaks or needs maintenance. We cannot be held responsible if a pool is not in commission due to circumstances beyond our control though every effort will be made to solve any problem as quickly as possible. Use of swimming pool is at guests own risk and we specifically request the supervision of children at all times whilst in the pool area.


House keys and property use

You will take full responsibility for the keys whilst they are in your possession and ensure their safe return to SMART Property & Rental Management. Our welcome pack will also give instruction to the safety and proper use of equipment etc which must be adhered to.


Damage Deposit

Most guests adhere to standards and leave the property in a reasonable state. Unfortunately there will always be a minority who will abuse hospitality. We understand accidental damage may occur, but we are more concerned with properties which require excessive cleaning after stays. With this in mind we require a small security deposit. Once the property has been left in a reasonably tidy condition your deposit will be returned to you promptly after your holiday. The metered water & electricity usage charges will be deducted from this deposit.


Pets

Are not allowed in the property unless stated.


General

All our houses are prepared with every care, but remember they are private houses and not hotels. They are taken at guests own risk and the property owners or SMART Property & Rental Management are not liable for damages or injury to person or any property belonging to any person. We act only as booking agents, no liability is accepted whatsoever for any aspect of the arrangements and, in particular, for any loss, personal injury or death however incurred. All reasonable endeavours are made to ensure the accuracy of information provided and the quality and facilities of the property, we cannot accept any liability whatsoever for problems that occur while guests occupy the property of their choice. All information has been provided in good faith and no liability is accepted for any misrepresentation of property material or accommodation. Disputes are referred to Turkish law.


Alternative Accommodations

We reserve the right to provide alternative accommodation if due to circumstances beyond our control, a property is unavailable for occupancy. In these circumstances the alternative accommodation will be comparable to the property contracted. In certain circumstances when we are unable to offer alternative accommodation, and at our own discretion, we may pay for emergency accommodation, the total cost of which will not be more than the cost of the contracted accommodation.


Description and Website Accuracy

All information contained on our websites has been compiled from up to date details and we have taken care to ensure its accuracy. There may however be occasions when an advertised facility is either modified or unavailable. Such situations may be dictated by local circumstances, necessity for maintenance, local construction work, water shortages, adverse weather, fuel shortages, power cuts or other circumstances beyond our control. If we are advised of this, we will of course inform you as soon as possible, but we cannot be held liable in such circumstances.
